Mould removal across Scotland
Free quotes from independent damp and mould specialists across Scotland, for homeowners and landlords.
We're a free matching service, not a contractor. We don't send anyone round with a sprayer. You tell us about the problem, we pass your enquiry to one independent specialist who covers your postcode, and they get in touch to look at it and quote you directly.
Cleaning the mould is the easy part
Anyone can wipe a wall. The mould comes back within weeks unless somebody works out why that wall stays wet. A proper specialist does both jobs: they treat what's there, then find and deal with the moisture behind it.
In Scottish homes the cause is usually one of a handful of things:
- Condensation. Warm, wet air from cooking, showers and drying clothes settles on the coldest surfaces: window reveals, the corners of outside walls, the back of a wardrobe. It's the most common cause by a distance. See condensation and ventilation fixes.
- Penetrating damp. Rain getting in through a blocked rhone, a cracked downpipe, failed pointing or a slipped slate. Common in older stone buildings and tenements.
- Leaks. A weeping pipe under a bath, a shower tray seal, or the flat upstairs.
- Rising damp. Less common than people are often told, and worth a proper damp and mould survey before anyone sells you an injected damp-proof course.
If the spots are black and spreading, our page on black mould removal explains what the treatment usually involves.
Where we can help
Glasgow
Sandstone tenements in the West End and Southside, and post-war estates on the edge of the city.
Edinburgh
Georgian and Victorian stone, basement flats, and a lot of rented property from Leith to Marchmont.
Aberdeen
Cold granite walls, harsh winters off the North Sea, and plenty of tower blocks.
Dundee
Old jute-era tenements in the Hilltown and Stobswell, and a big student rental market.
Paisley and Renfrewshire
Mill-town tenements, 1970s Erskine, and new estates out at Bishopton.
Landlords: Awaab's Law now applies in Scotland
Since 6 October 2026, social and private landlords in Scotland have had to investigate a report of damp or mould within 10 working days, and start any repairs needed within 5 working days of the investigation. If you let property, those deadlines are now law rather than good practice. Our Awaab's Law guide for Scottish landlords sets out what's required, and the landlords and letting agents page explains how we handle portfolio enquiries.
What it usually costs
Every job is priced after a visit, but these ranges give you a rough idea before anyone comes out.
| Job | Typical range |
|---|---|
| A single wall | about £150–200 |
| A large room | about £220–280 |
| A whole property | about £725–1,100 |

More detail, including what pushes the price up, is in the mould removal cost guide.
Renting? Your landlord has to fix it
We don't take enquiries from tenants and we never pass tenants' details to contractors. If you rent your home, damp and mould is your landlord's job to sort out, and the law now gives them deadlines. Read what to do about damp and mould as a tenant.
Common questions
Do you do the mould removal yourselves?
No. Scotland Mould Removal is a matching service. We pass your enquiry to one independent damp and mould specialist who works in your area, and they quote for and carry out the work. Your contract is with them, not us.
What does it cost to use this site?
Nothing. Sending an enquiry is free and you're under no obligation to accept the quote you get.
How many firms will get my details?
One. We don't sell the same enquiry to a list of firms, so you won't get a run of calls from companies you've never heard of.
Which parts of Scotland do you cover?
We started with Edinburgh, Glasgow, Aberdeen, Dundee, and Paisley and Renfrewshire. You can send an enquiry from anywhere in Scotland, but outside those areas we may not have a specialist to pass it to. If that happens we'll tell you rather than leave you waiting.
I rent my home. Can I use the form?
No, and that's deliberate. If you rent, your landlord is responsible for damp and mould and has legal deadlines to deal with it. Our tenants' guide explains what to do.
